Florianópolis! Popular summer destination for Brasilians, and also a top location choice for Brasilians, as well as expats, for where to live, and/or retire in Brasil.

Florianópolis is actually the main city, on the bay side of an island that shares the same name as the state: Santa Catarina. But if you say "Florianópolis" (or Floripa for short) to any Brasilian, they will know you are actually speaking about an island with over forty different beaches. The island is connected to the mainland by a bridge; the airport is located on the island. Flights from São Paulo are a mere 55 minutes; flights from Rio 90 minutes.

The property for sale consists of two structures. The main house, built in 2002, consists of 210m2, two stories, constructed of brick and stucco. As previously mentioned, Floripa is a popular tourist destination, both for Brasilians and foreign visitors. It’s easily conceivable to have the cabana rented through all four seasons of the year.

Aside from quality materials used in both the house and cabana, such as granite countertops in both kitchens and each bathroom, extra features include a radiant heat system installed in the tile floor of the cabana. This system uses solar energy to heat the water, that then heats the floor, keeping the living space comfortable in winter (temperatures can drop significantly in Floripa in winter). Even the attached dog kennel has a radiant heat system embedded in the floor!

For summertime cooling, if the ocean breeze isn’t gently blowing (rarely), air conditioning in the bedrooms ensure a good night’s sleep. Ceiling fans are also installed throughout the principal rooms and bedrooms of both the house and cabana. For when you do have all the windows open to enjoy the ocean breeze (often), there is screening on all windows to keep out insects. Window screens are not a common feature in most homes in Brasil. Additionally, the property is lushly landscaped, and contains eighteen palm trees, of six different varieties. Some palms are 10 meters tall. A cistern captures rainwater shed by he roof, which can be used to water the garden.

The house and cabana are just five minutes walk from one of the best, and most beautiful beaches on the island! The beach is 14km of sand dunes and forest, with no other development than the fishing village Barra da Lagoa, located at the southern most point of the beach. The house is also just a few minutes walk from this village. All basic necessities can be found in Barra da Lagoa, and the quaint town of Lagoa da Conceição, with plenty of restaurants and cafes, as well as banks and a post office, is a short drive away. Go to Google Earth to have a better idea of the layout of the island.

The property is 'escritura publica' (titled deed), all taxes paid to date, and free of any liens or other encumbrances. Documentation will be happily provided to any serious potential buyers. The seller speaks english and portuguese, and can assist with the assorted requirements necessary to purchase property in Brasil, such as how to obtain a CPF (tax number). Should the buyer wish to pursue permanent residency, guidance can be provided on that as well.

Sale price of the property is listed in Brasilian Reais: R$899,000, and is negotiable. The price in your local currency will vary, due to fluctuations in the exchange rate. As of October 2016, the Brasilian real is trading around 3.20 - 3.25 to the US dollar, which represents approximately a 150% increase in buying buyer power in Brasil compared to 2014. Thus, the property market in Brasil presently offers an excellent opportunity to profit simply from the foreign exchange rate of the USD, HKD, GBP, or EUR, into the BRL.

It should also be noted, that if you’re not someone like George Soros, to transfer money to another country can be a bureaucratic nightmare. Sometimes it’s just not possible, unless the amount is quite small. The one exception (for now) is to purchase real estate. Capital controls are already underway in most ‘developed’ countries, and who knows when the right to use your money as you please, to purchase foreign real estate for example, will become restricted, if not out-right prohibited in your present country of residence?

Also presently, the ownership of foreign real estate does not need to be declared on most foreign tax returns (verify your country of residence about this), so a real estate purchase is an easy, and legal way, to move funds ‘offshore’.
